Thumbs up Put an offer on a house! Tips needed!!!



Well my fiance and I took the plunge and made an offer on a house Thursday night. First offer wasn't accepted and we made another today.......crossing fingers that this one will close the deal.

Well I want to know from some of the older members on the board that sell houses for any tips. I know that the best insurance is spending the $325 on an inspection. Is there any other things/tricks that I should be aware of?

Here is a pic of the house. It is clean, well maintained, detached garage (might have to make it a double one day ), and it is in a really good neighbourhood.

i would say that if you are hoping to use the home inspection condition as a way out of the offer...it's pretty much next to impossible. the only leverage you can have from of a home inspection is to further negotiate the price down after you receive the inspection report.

in my experience - unless the house is unhabitable it's unlikely the offer will be voided even after a home inspection.

you can always try using the closing date as a negotiating tool as well. assuming you are flexible with the date.

It is not impossible............"Subject to suitable funds".

If the home inspector finds that the house needs massive repairs then I can walk away from the deal.

My friend has an extra lawnmower, the garden in the back will be for tomatoes and other veggies, and I will have to keep an eye out for a used snowblower since it is a corner lot (122 X 115 so there is alot of sidewalk to keep clean).

I think I will have to organize another maX golf day again and have a BBQ at my place after!

Congratulations!

You may want to consider seeing what interest rate you can get by using a mortgage broker, often it's lower than if you went to the bank and negotiated the deal yourself. If you are interested , you could contact my brother, he arranges mortgages. His email is keith.dsylva@gmail.com

massive repairs needs to be quantified. what may seem as massive repairs costs to you may seem insignificant to others. $500? 500k? very subjective.

chances are your home is fine and probably nothing serious...otherwise you wouldn't have put an offer on it.

congrats man!....as for planting tomatoes and stuff.....u better worry about squirrels and stuff stealin em!....cuz thats what happened to my parents...when we moved into ourp lace they went NUTS..planted EVERY vege in the book including mint leaves and stuff...now all thats left is the mint....everything else got screwed and ruined by various animals and stuff....so now they gave up on the food and we just plant flowers LOL

Welcome to the house owning club. Are you still in the falls or just out side?
Is that a single car garage or double?
