Be careful who you rent to!

Couple rents out their beautiful first house to section 8 renters (government subsidized) and has it completely destroyed.

Obviously if you have a house like that you should be very selective, but let this be a lesson and to not lower your standards for a quick buck.

Looks like he knew her financial situation and still proceeded with the rental. The rental market in the US must be tough...

Edit: i meant "before" pictures at 4:30

Yeah disgusting, i would expect a few marks on the floor, some holes in the walls and a dirty house from a low-income renter, that just blows my mind.

This just happened on my street. Unfortunately there is a house that is a rental and the tenants are often scum. Mom and kids under 10 years old trashed it and just left. Hopefully they will stop renting it out!

^^ my neighbours just bought the place beside us and are converting it to 2 apartments....they say they are being selective with their tenants (and I believe them) but maybe I'll show them this vid to reinforce that.

My last tenant left some damage to my unit it but not as bad as this....as a landlord its useless to go after the tenants for minor damages,I was happy they left without me trying to evict them if they wanted to stay, landlord tenant board is a farce and tilted for the tenant,it must be overhauled to make it fair.

As a landlord for the last 8 years, I fond this:

Rent to strangers; get screwed.
Rent to family friends; get screwed.
Rent to friends, AND members of this forum; get screwed.
Rent to friends OF friends; get screwed.

On top, the Landlord tenant board is A JOKE. Never doing that again!

Only about 1 of 5 tenants were OK, and as sad as it is, the nicer you are the more fu@ked you get.
The good thing is my house didn't get trashed, they just didn't give me my $$.

Yeah, my grandparents have had a few rental places in the low income bracket for years. I've heard my fair share of horror stories of houses piled so full of garbage that you can barely move and asshole tenants who don't pay and then to kick them out it ends up costing you even more money because to evict them and try and recover some of the damages you have to take them to court.

As mentioned, the Landlord Tenant act is a joke. The only place I'd consider buying to rent is for student housing. You pretty much know what to expect with that, and at least if the people you are renting to are assholes, it's a short term lease so you can just kick them out when the lease is up.

Having to do work to upkeep and maintain your properties is one thing. Having to fully renovate a place after some scum bag who wasn't paying their rent trashed it is another thing.

In those situations the landlord's only hope at recovering some of the costs is to get the court to garnish the person's income, and even getting that is a pain in the ass and it takes so long to recover the money that most people don't bother with the hassle of it all.

thats a pretty lame answer, the landlord did all the work getting the property ready and then getting screwed over by lowlifes...Bulletride I agree, ask any agent or landlord its not worth taking them to court for outstanding rent or damages, you can get charges against them for vandalism though..my neighbour did it and the tenant was charged.

Just wondering how much renting have YOU done to say that!???

I've done about 8 years, and doing SO many favours for people its not even funny! Including giving cash so they can pay bills, finding people jobs, finding them cars, collecting rent (sometimes in parts) at whatever time of month, and even letting people stay for FREE for a year! Guess what, all of them ****ed me. This is what you get for being too nice I guess....

Not sure why you guys are getting offended.

Rental income requires work.

What I said was a generality aimed at the mass population, and the waves of real estate agents and media that tells us that buying an "investment property" and renting it out is as easy as 1-2-3, when clearly it is not.

Not that I directly rent out a rental property, but my folks do, and its something that I help them maintain. And yes, it's a bitch. Cheques bouncing, late rent, upkeep, heck, changing their light bulps.

**** that, Id rather earn 3% in a GIC than 3% doing all that work and hopeing for a capital gain from selling.
