Downtown Condo Realtor



Can anyone suggest a realtor that knows their shit when it comes to buying downtown condos (preconstruction and built)? Living in the sticks, my knowledge here is pretty slim.

I'm looking for a studio around 360-400 sq/ft with reasonable maintenance fees.

I've been looking into Neptune phase 2 http://www.neptunevipwebsite.com/
Prices are around $189,000 and maintenance is super cheap ($175/month). Interested in similar around the core.

Yeah, no kidding. Will take a bit of getting used to. I'm putting up with about 3.5-4 hours of transit time a day now though, so I think 400 sq/ft will be the lesser of evils.

Whats the advantage of having a Realtor when buying a new condo?

Wouldn't there be a conflict of interest? Them trying to sell you a used condo where they make commission, vs. a new condo where you buy from the builder/sales agents?

R/E Agents can still make money from selling new. I don't think there's a benefit to you for a new place though...

you're right, there isn't any benefit in using an agent for new condos, I bought 2 new condos in Toronto in the past 3yrs, didn't use a agent for either of them, but I did give them a agent name for referral, the agent was my uncle, I just gave him the referral because they give agents 1% commission for referring them to the new condo, my uncle ended up giving me the %1 commission, I used that money to buy my TV

A lot of agents dont like to deal with new because you're selling a dream. Sometimes you get what you think you paid for. Oftentimes you dont.

pretty much, you can try and negotiate, but most likely won't get anywhere if the condo is a hot seller, if they're desperate they might give you free maintenance for a year or maybe some free upgrades like stainless steel appliances.

beware of that 'cheap' maint. fee. This is how the builder draws people into purchasing condos. After one yr you will see that rise by 47-50%. happened to me.

Interesting, you'd think that would serious screw with investors who rent their places out to cover their mortgage. Guess they don't care.
