Silicone lube. Comes in a spray can. Buy that and spray liberally into your keyholes, then spray some onto the seals and rub in with a rag. Also a good idea to spray the window guids to ensure that they operate fine, as regulators tend to go in the winter when the window is frozen to the seal.
